KEDC Gibson Cove Campus Proposal

Kodiak has limited opportunities for new waterfront development. Gibson Cove is one of the few sites that combines developable land with existing marine infrastructure, including a dock, making it uniquely suited to support future industrial and commercial activity.

The site presents a rare opportunity to expand Kodiak’s working waterfront in a way that supports emerging industries, including mariculture, seafood processing, and other marine-related businesses. Development of the site could create new jobs, increase local business activity, and bring additional commercial space onto the tax rolls.

At the same time, Gibson Cove is unlikely to redevelop on its own. The site will require coordinated planning, infrastructure investment, and active project development to realize its potential. Without a structured approach, the opportunity to use the site to support priority industries and community economic goals may be lost or underutilized.

Intentional planning led by the City and KEDC can ensure that redevelopment aligns with community priorities, supports long-term economic growth, and maintains access to affordable commercial and industrial space for local businesses.
